Mainland or free zone: the tax rules still apply
A free zone licence does not take you outside UAE VAT. Only free zones listed by Cabinet Decision as Designated Zones get special treatment, and only for certain movements of goods; services supplied there are taxed at the standard rate. Corporate tax also differs: a Qualifying Free Zone Person can pay 0% on qualifying income, while other taxable income is taxed at 9% above AED 375,000.
Sijilna keeps the tax treatment on every invoice, bill and expense, so your VAT 201 return and your year-end figures come from the same records. Check your own status with your free zone authority and your tax adviser; Sijilna keeps the books that show it.
Invoices your Dubai customers expect
Tax invoices in English and Arabic side by side, with your TRN, logo and stamp, sent from your own e-mail address or shared as a PDF on WhatsApp. Quotes, proformas, delivery notes, credit notes and recurring invoices all follow the same layout.
For e-invoicing, Sijilna checks each invoice for the data your Accredited Service Provider will need (customer TRN, emirate, tax category) and sends it to your ASP. Sijilna is accounting software, not an ASP: you appoint your own.
Landlords and property managers: Ejari-ready leases
Tenancy contracts in Dubai are registered in Ejari with the Dubai Land Department. Sijilna for Property Management keeps your buildings, units and leases, records the Ejari number on each lease, collects the year's post-dated cheques at signing and invoices rent on its due dates.
Sijilna does not register contracts in Ejari for you; you register as today and keep the number with the lease, its deposit and its cheques.
Payroll through WPS
On the Premium plan, Sijilna runs monthly payroll for your staff: payslips in English and Arabic, the WPS salary information file for your bank or exchange house, and gratuity and leave provisions posted to your books every month.

Does Sijilna work for free zone companies in Dubai?
Yes. Free zone and mainland companies keep their books the same way in Sijilna. The tax treatment of each sale and purchase is recorded on the document, so you can follow the rules that apply to your zone. Confirm your VAT and corporate tax position with your adviser.

No. You register contracts in Ejari as usual and record the Ejari number on the lease in Sijilna, next to its rent schedule, deposit and cheques.
