Landlords: leases that match Tawtheeq
Leases in the Emirate of Abu Dhabi are registered in Tawtheeq, and units are enrolled for lease through TAMM. Sijilna for Property Management records each lease with its Tawtheeq number, its units and rent, the deposit and the cheques collected at signing, and invoices rent on its due dates.
Rent rules change: in 2026 the Abu Dhabi Real Estate Centre temporarily set the permitted annual rent increase to 0% until further notice, with renewals referencing the last registered Tawtheeq contract. Sijilna keeps every lease's rent history, so you can see what was registered when. Always check ADREC for the rule in force before a renewal.
Selling to government and large companies
Many Abu Dhabi suppliers invoice large companies and government entities. Under the e-invoicing rules, businesses with revenue of AED 50 million or more must use e-invoicing from 1 January 2027 and government entities from 1 October 2027. Sijilna checks your invoices for the data e-invoicing needs and sends them to the Accredited Service Provider you appoint. Sijilna itself is not an ASP.
Approvals and branches for growing teams
On Premium, purchases and payments above a limit can wait for a manager's approval before they are confirmed, and each document can carry a branch or cost centre, so you can see results for each location without separate books.
Payroll through WPS
Premium includes payroll: monthly pay runs, payslips in English and Arabic, the WPS salary information file, loans and salary advances, and gratuity and leave provisions posted to your books.

Does Sijilna register leases in Tawtheeq?
No. You register leases in Tawtheeq as usual and record the Tawtheeq number on the lease in Sijilna. Sijilna does not connect to Tawtheeq.
Is Sijilna available in Arabic?
Yes. The whole app works in Arabic and English, and every printed document can be bilingual.
